HOW IS IT FREE?

My services are paid by the Landlord once an approved lease contract has been agreed upon. Since the Landlord is typically represented by another Real Estate Sales Representative, my duties and loyalty is to you the Tenant

FIRST STEP?

In order to begin the rental search, please contact me with as much detail about what your needs and wants are

ENSUITE LAUNDRY?

Most new apartments in D.C. are built with ensuite laundry in each suite. Some older condos may have common area laundry rooms for residents only, but they represent a small portion of buildings in the city.

PARKING OPTIONS?

Apartments with parking included within the rent are typically $100-$150 over similar units without parking. If the unit comes with parking, and you do not need it, you may be able to rent out the spot. If you need a parking spot, but it is not included within the rent, you may be able to rent one separately from another Landlord in the same building (at an additional cost)

RENTAL PAYMENT OPTIONS?

Upon a successful Agreement to Lease, the Tenant is required to provide a certified check equalling 2 month's rent (due within 24 hours of the acceptance). This deposit is used to secure the lease agreement and applies to the first and last month of the lease term.

PETS?

Many apartments have restrictions on the size and quantity of companion animals. Landlords are not legally allowed to discriminate against pet owners, however there is no way to force a Landlord to accept you as their Tenant

SMOKERS?

Landlords often request non-smoker Tenants for their suites due to the smell that smoking indoors can cause. It is illegal to discriminate against smokers, however there is no way to force a Landlord to accept you as their Tenant

PROPERTY SEARCH

A search of all available rental properties is conducted and sent to you via email. This list includes all listings within your specific requirements

  • Budget
  • Location
  • Number of bedrooms
  • Other criteria (i.e. parking, locker, balcony, etc.)

VIEWINGS

From the provided list of available units, choose which ones you want to see and when. The appointments will be booked and we will meet to see them in person

RENTAL APPLICATION

When we have found a unit you love and want to live in, an offer to lease will be prepared, explained in full, and presented to the agent representing the Landlord

FINAL ARRANGEMENTS

Once an Agreement to Lease has been approved by the Landlord and Tenant, the closing preparations will be arranged
